Pest Control Prices in Adelaide: An Honest Guide
"How much does pest control cost?" is the question I get asked most — and it's the one question most pest control websites refuse to answer. You get "request a quote," a contact form, and silence about actual numbers.
Since I'm doing everything differently, I'll do this too. Below are my genuine price ranges — from the simplest version of each job to the highest I've actually charged so far — what they include, and exactly what moves a job up the range. That way, when I give you a firm quote after inspecting your property, you'll understand precisely where the number came from.
Starting prices
All prices below are honest ranges for typical Adelaide homes, from a standard 3-bedroom home in the simplest form of the treatment (bottom of the range) through to larger properties, tougher access, heavier infestations or warranted versions (top of the range). Your firm quote comes after I've seen the job — and it doesn't change afterwards.

What decides where you land in the range
No two homes are the same job. Here's what actually moves the number within each range — so your quote never comes as a surprise:
Land and home size. The bottom of each range assumes a standard 3-bedroom home on a typical suburban block. A larger home, a big block, or extensive outbuildings (sheds, pergolas, granny flats) means more treatment area and more time.
Conducive conditions (what your property keeps attracting). Some homes have a permanent invitation no single treatment can switch off: pet birds or chickens, backing onto a reserve or creek line, fruit trees, open compost. These attract rodents and insects constantly — the way a restaurant kitchen does. It's not your fault, but it changes what you can expect and the workflow: a one-off treatment simply doesn't work as pressure never stops. A treatment plan with scheduled follow-ups is a better fit.
Accessibility. A single-storey home with an easy-access roof void is the baseline. Two storeys, steep rooflines, tight crawl spaces, a cluttered or narrow roof void, or a blocked manhole all add time — and time, risks and trickynes is what you're paying for.
Size of the infestation. Catching a rodent problem in week one is a different job from an established colony that's been in the roof for months. A heavier infestation may need more bait stations, and more follow-up visits.
Warranty — none, 3 months, or 6 months. The bottom of each range is the treatment in its budget form, with no warranty. Warranted versions — where I return at no extra-charge if the covered problem persists — sit higher in the range. PestShield is the full expression of that approach: starting at $630 with a 6-month warranty across all 12 covered pests.
Why the bee range is wide ($280–$850). A swarm hanging accessibly on a branch is a straightforward relocation at the bottom of the range. Bees established inside a wall or roof cavity are also far more defensive of their home, and need careful extraction work — opening up, removing comb, and sealing so a new swarm doesn't move in — which is where the upper end comes from. Relocation is always my first, second and third choice, wherever possible.
Why the possum range is wide ($650–$1,850). Possum proofing varies by roof access, its condition, and number of entry points, not by how many possums are inside. This complexity changes the materials needed between homes. Possums are a protected native species in South Australia, so removal and proofing is humane and legal — backed by a two-year warranty. No budget options.
Combining treatments. Yes, combining saves money, and delivers peace of mind. That's exactly what PestShield exists for. If you're facing two or three pests (say spiders, ants and cockroaches), treating them separately at $260–$280+ each adds up fast. PestShield covers all 12 common pests in one exterior barrier treatment from $630, and it comes with the 6-month warranty as standard.
What's always included — at any price
Whatever the job costs, these never change:
-
Initial inspection before anything is treated, free for all North East Suburbs including manhole check for evidences. Climbing on top of the roof or check for damage wires and water pipes $150–$250.
-
A clear explanation of what I found and what's the best way forward - and why.
-
Family and pet safe treatments, focused where pests actually live, enter and prevention
-
The same person on every visit — me
-
A firm quote before work starts. The price I quote is the price you pay.
What I don't do
No surprise call-out or inspection fees. Initial inspections are free across the North East suburbs — that's my home turf, from my St Agnes base. For the rest of Adelaide, an inspection fee may apply depending on distance and complexity (often waived entirely or partially) — but you'll never discover it on an invoice. I'll tell you exactly where you stand on the phone, before anything is booked.
No "this price expires today" pressure. My quotes don't evaporate when I leave the driveway — take your time, compare, ask your family.
No $99 teaser prices. You've seen the ads. A price that low either becomes a much bigger number once someone's inside your house, or it buys a fifteen-minute spray that doesn't fix anything. I'd rather tell you the real number upfront.
Common questions about pricing
Why won't most pest control companies list prices?
Because vague pricing gives room to size up the customer instead of the job. I'd rather you know my starting prices before you call — it saves us both time, and it means my quote has to make sense against a number you've already seen.
Are there any hidden fees — call-out fees, roof access charges?
No hidden fees, full stop. If something about your property adds cost (difficult access, a bigger job than expected), it's in the quote before I start — never on the invoice afterwards.
Is it cheaper to combine treatments in one visit?
Yes — and if you're up against multiple pests, that's what PestShield is for. Rather than paying $260–$280 per pest for separate simple treatments, PestShield covers all 12 common pests in one exterior barrier from $630, with a 6-month warranty included. Two separate treatments already get you most of the way to PestShield money — with none of the warranty. That's the comparison I'll walk you through honestly at the inspection.
Do your treatments come with a warranty?
Depends which version you choose — and that's a genuine choice, not an upsell. The bottom of each price range is the treatment in its simplest form, with no warranty. Warranted versions with a 3-month or 6-month period sit higher in the range, because they include the proofing and follow-up that make a warranty possible to honour. PestShield comes with the 6-month warranty as standard across all 12 covered pests. If you're not sure which you need, I'll tell you honestly at the inspection — plenty of jobs don't need the warranted version.
How much does pest control cost in Adelaide on average?
For a standard 3-bedroom home, most single-pest treatments in Adelaide fall somewhere between $200 and $400 depending on the pest and the company. My starting prices sit in the middle of that range — I'm not the cheapest, and I'm deliberately not trying to be. The difference is in the inspection, the explanation, and the fact that the same person answers the phone, quotes the job and stands behind the work.
